BCIHS to Operate Below-Market Homes in Proposed Gastown Redevelopment

The BC Indigenous Housing Society (BCIHS) will operate 108 below-market rental homes as part of a proposed redevelopment of the former Army & Navy site in Gastown.

City staff have recommended that rezoning applications for the long-vacant site move forward to a public hearing. The proposal includes a 39-storey rental tower on West Hastings Street and a 20-storey mixed-use tower on West Cordova Street, delivering a total of 738 new rental homes.

The redevelopment, led by Army & Navy Properties in partnership with Bosa Properties, would revitalize a site vacant since 2020 while incorporating heritage preservation along West Cordova Street. The project also includes discounted commercial space for a non-profit or social enterprise and ground-floor uses intended to reactivate the surrounding area.

City council is expected to consider the rezonings in the coming weeks.
